systems after installation as per clause 33.2.2. Inclusion of a specific clause in the contract
document of the systems supplier for commissioning (installation and test run) of all
electrical and mechanical systems as per clause 33.2.3. Inclusion of a specific clause in
the contract document of the systems supplier for providing training to the core facility/
service group responsible for the O&M of the building systems after installation, on
the operating instructions/dos and don’ts/ maintenance requirements for the specific
system, as per clause 33.2.4. Development of a fully documented O&M manual/ CD/
Multimedia / information brochure enlisting the best practices for O&M of the building’s
systems, as per clause 33.2.5 (1 Point Mandatory).
Methodology
Step 1
Ensure that appropriate metering is done in the building to monitor the building’s energy and water
consumption. Digital meters should be installed in the building as specified by GRIHA.
Mark the locations of these meters on the electrical and mechanical drawings of the buildings
and submit these drawings along with the description of each type of meter that is installed in the
building.
Step 2
Ensure that a core facility/ service management has been appointed specifically responsible for
the O& M of the building’s electrical and mechanical systems. In case of small-scale/single-owner
commercial buildings, the owner or the occupants themselves should undertake the responsibility
for the O&M of the building’s systems after installation.
Submit documents to prove that such a facility/service management group has been appointed.
Step 3
To ensure that all the mechanical and electrical systems function properly, it is important to ascertain
that all the systems have been commissioned properly. Make sure that the systems suppliers
have a specific clause in their contract specifying that they have to install, conduct a test run and
systematically hand over all electrical and mechanical systems to the building’s facility group. Submit
a copy of this document as proof to ADaRSH that all the systems will be commissioned properly.
Step 4
To make sure that this core facility group is trained to handle, maintain, and evaluate the performance
of the electrical and mechanical systems, they should be given training on the operating instruction
and maintenance requirements of the systems by the systems supplier immediately after the
commissioning of the systems. Include this as a specific clause in the contract document of the
systems supplier. Submit a copy of this document as proof to ADaRSH that required training will be
imparted to the core facility group.
Step 5
Prepare a fully-documented O&M manual/ CD/ multimedia/ an information brochure listing the
best practices/dos and don’ts/maintenance requirements for the building’s systems along with the
name and address of the manufacturer/supplier of the respective systems.
Submit a copy of this O&M manual as part of GRIHA documentation.
