Introduction


In case of buildings, very often it is observed that after the building is operational, the different
systems incorporated in the building are not performing as predicted during the design stage.
More often than not, it is the quality of the equipments or faulty design that is blamed for this
performance deterioration. However, it is mostly lack of appropriate operation and maintenance
practices that are responsible for degradation in the performance of the buildings systems. Thus, to
ensure that the equipments and systems installed in a building function well throughout the life of
a building, it is critical that they are operated and maintained appropriately by the owner, occupants
or a facility/service group.
Solution

A comprehensive operation and maintenance (O&M) protocol that has been designed specifically for
improving the performance of building’s electrical and mechanical systems can reduce significant
percentage of the monthly electricity bill amount.

Broadly an operation and maintenance programme would comprise of
# regularly performance monitoring of the building systems.
# correct operation of equipments as per the guidelines specified by the manufacturers/
suppliers.
# repair and upgradation of building systems as and when required to ensure smooth
functioning of equipments and processes.
# Adjustment of the mechanical and electrical systems to function as per the varying occupant
needs.

For smooth implementation of an operation and maintenance programme it should be ensured that
the responsibility for the O&M has been clearly allocated. Depending on the scale of the building
it could be the owner, occupants, supplier, operator or a facility management service provider. A
comprehensive O&M manual listing the best practices/dos and don’ts/maintenance requirements
for the building’s electrical and mechanical systems along with the name and address of the
manufacturer/supplier of the respective systems, should be developed for guiding the core facility/
service group responsible for the O&M of the building.
