Review checklist
1) depending on the building scale check if appropriate arrangements have been made
(provision of a core facility/service management group) for the o&m of the building’s
electrical and mechanical systems after installation. in case of small scale or single
owner commercial buildings, the owner or the occupants themselves can undertake the
responsibility.
2) review the contract document of the systems supplier to check whether a specific clause
has been added for commissioning (installation and test run) of all electrical and mechanical
systems.
3) review the contract document of the systems supplier to check whether a specific clause
has been added for providing training to the core facility/ service group responsible for the
o&m of the building systems after installation. Clause should clearly include that training
will be provided on the operating instructions/dos and don’ts/maintenance requirements
for the specific system.
however, in cases where systems supplier themselves have been assigned the
responsibility of the o&m after system installation, this clause is not required.
4) review the o&m manual/Cd/multimedia/information brochure to check if it includes all
the required information including the best practices, dos and don’ts and maintenance
requirements for the building’s systems along with the name and address of the
manufacturer/supplier of the respective systems.
Possible errors
1) it is required that for all the buildings (only exception being small scale/single-owner
commercial buildings) a core facility/service management group responsible for the o&m
of the building’s systems after installation, should be appointed. however, it is possible that
even for large buildings, instead of appointing a core facility/service management group,
owners or occupants themselves may undertake the responsibility.
Point allocation
mandatory 1 point can be awarded if all the requirements are met.
